Renovation of a multi-residential development in Duluth, Minnesota. Completed plans call for the renovation of a two-unit multi-residential development.
The work consists of replacing aging mechanical elements within two apartment buildings, King Manor and Tri Towers (North Pointe Apartments). At King Manor, the project includes in kind replacement and renewal of existing mechanical and plumbing systems to address age related deterioration and restore original performance. Work includes replacement of two existing air handling units, a 50 ton air cooled chiller, associated hydronic pumps, valves, digital controls, smoke sensing devices, and approximately 280 linear feet of deteriorated chilled water piping along existing routes. Fan coil units will be installed as necessary to restore original heating and cooling performance within previously served areas, without changes to space use or configuration. Plumbing work includes replacing all existing above ground sanitary and vent piping and domestic water supply stop valves at existing fixtures. Limited architectural removals required for access must be fully restored to original configurations, fire resistance ratings, and weather tight conditions. At Tri Towers, the work includes in kind replacement and renewal of existing plumbing systems, replacing all existing above ground sanitary drain and vent piping with PVC (excluding previously updated kitchen stacks) and replacing domestic hot and cold-water supply stop valves at existing fixtures. Existing toilet and sink fixtures will be re-installed at current locations without changes to plumbing layouts, fixture counts, or room configurations. All disturbed wall assemblies must be patched and restored to match existing adjacent finishes. Bids must be submitted in writing, partial or segregated bids will not be accepted, and the contract will be awarded to one contractor. The HRA reserves the right to waive irregularities and to reject any and all bids.
