Renovation of a mixed-use development in Chelmsford, Massachusetts. Completed plans call for the renovation of a educational facility; and municipal facility.
Roof Replacement Project, DPW Building and School Admin Building, 54 Richardson Road & 230 North Road. Scope: Roof replacement project at two Chelmsford buildings: School Administration Building (2,702 SF) located at 230 North Road & DPW Building (8,792 SF) located at 54 Richardson Road Chelmsford MA. New roof systems shall be 60-mil EPDM and associated work as shown in Plans and Specifications as prepared by Socotec AE Consulting. LLC. GC is required to be DCAMM Prime Certified in the Category of Roofing Contractor Qualification DCAMM Certificate Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. All requests for interpretation of plans and specifications may be submitted in writing via email addressed to Corey LaPlante at following email address: corey.laplante@socotec.us, gpersichetti@chelmsfordma.gov , & mschweitzer@chelmsfordma.gov no later than May 20, 2026, by 2:00 p.m. for General Bidders. Scope of Work: The project scope consists of roofing replacement and repairs. The intent is to provide a sound roofing system that is leak free and weathertight at the Admin Building and the DPW Building. At project completion, Contractor shall provide a written guarantee that covers all defects in workmanship and materials for a period of two (2) years from date of acceptance, and a roofing system manufacturer's twenty (20) year system warranty. General Bidders are to be DCAMM certified in Roofing. The Roofing Contractor shall be the General Contractor. The general scope of the construction work is as follows: Re-roofing of the existing low-sloped roofing systems utilizing a "tear-off" application at the DPW Building & a "go-over" application at the School Admin Building. A new adhered EPDM roof membrane system (60-mil minimum thickness) is specified and detailed complete with a manufacturer's 20-year full system warranty. The work also includes: (A) Installation of new wood blocking; (B) Install vent pipe extensions so as to maintain 18" height from finished roof surface; (C) Install walkway pads in areas as indicated on the drawings (D) Install new fixed ladder with security door; (E) install new aluminum gutters & downspouts; (F) Install blown in cellulose insulation below decking where indicated; (G) Remove and replace deteriorated wood decking; (H) Remove and properly dispose of asbestos containing sealant on hot pipes at the DPW building.
