Remodeling of an office development in Lansing, Michigan. Completed plans call for the remodel of a office development.
The Professional Services Contractor (PSC) will be responsible for developing design documents for plan review, bidding the project to a general contractor during Phase 500 Final Design, and providing Phase 600/700 Construction Administration services. The project involves demolishing existing office spaces and installing new offices, conference rooms, and system furniture stations. The scope of work includes verifying existing floor conditions (walls, ceiling system, mechanical and electrical power distribution), designing a new space layout with hard wall offices and conference rooms, modifying the HVAC system distribution, updating electrical and data distribution systems to support the proposed space and furniture layout, reconfiguring light fixtures, relocating fire alarms and sprinklers, and preparing construction documents for review and approval by LARA. The PSC must verify existing conditions, update CAD base sheets, and maintain complete project documentation. The PSC proposal must follow specified State of Michigan forms, policies, and procedures, and include: 1. All required LARA plan review, permit application preparation, permitting fees, reimbursements, and approvals. 2. Contract Documents using the State of Michigan's current specifications and standards. 3. Clear documentation of the number and format of meetings during design and construction administration phases. 4. 50% and Final (100%) estimates of construction costs. 5. A proposed PSC design schedule. 6. Submittal of 50% and 90% contract documents for owner review, posting on SIGMA-VSS, best value bid evaluation, PSC recommendation of contract award, and contract administration. 7. Under the Cost Proposal, breakdown and provide a table for each design phase. The PSC is required to provide biweekly progress summary emails and maintain all project documentation in electronic format for delivery at project closeout. Proposal responses must be uploaded to SIGMA VSS. Firms are encouraged to combine technical and cost proposals into one attachment and ensure the file size does not exceed 25mb. Do not submit responses to the Project Director. If electronic submission is not possible, follow provided instructions for approval and submission by email.
