Provide all labor, materials, equipment, qualified supervision, and incidental items required to complete construction in accordance with federal, state, and local regulations, current building codes, project specifications, and drawings. The renovation includes demolition of a lower-level basement area used for storage and an upper-level area currently configured as office space, followed by construction of new office space totaling approximately 8,250 square feet. The scope includes upgrades to existing building systems such as plumbing, HVAC, electrical, network infrastructure, fire protection, security systems, and architectural features. Work also includes asbestos abatement, lead abatement, and associated site civil and structural work. All activities must be executed while maintaining compliance requirements applicable to a historically contributing asset. Construction must be fully completed within 460 calendar days after receipt of the Notice to Proceed. Plans, specifications, and identified locations of hazardous materials and asbestos-containing materials will be provided as part of the contract package.
