Base Bid 1: 2-Ply Modified Bitumen Roof Replacement 1. Remove and discard existing roof systems including roof membrane, flashings, and insulation down to the existing deck. a. Remove and discard edge metal and counter flashings throughout roof. 2. Raise curbs, plumbing stacks, utility lines, and equipment supports to provide sufficient flashing height to meet manufacturer's requirements and accommodate new insulation thicknesses. a. Remove all roof penetrations/curbs as marked by the WVDNR representatives.. 3. Install 1/4 :12 tapered insulation system with R-30 average following the tapered plans on the drawing. a. Install tapered crickets, saddles and sumps where specified on the roof plan. 1) All crickets and saddles are to be designed to have a 3:1 length to width ratio with a 1/2 :12 slope. 4. Install 1/2 " gypsum coverboard to insulation with high-rise insulation adhesive. 5. Install modified bitumen base and cap sheets in cold adhesive throughout the field. a. Heat weld all modified cap flashing seams. b. Three-course all cap flashing seams with reflective mastic. c. Apply a Fluid-applied coating over the cap sheet on all drain sumps, extending a minimum of 3" (in) past the sump onto the field. d. Liquid Flash all roof penetrations larger than 2"(in) in diameter. 1) Install pitch pockets on all roof penetrations smaller than 2" (in) in diameter. 6. Install new shop fabricated counterflashing, flashless edge metal, fascia extenders, and coping caps in the owner's choice of color. 7. The manufacturer's warranty will be provided upon completion. B. Base Bid 2: Standing Seam Storage Garage Roof Replacement 1. Remove existing R-panel roof system and gutters/downspouts down to the current deck. 2. Inspect the deck and repair/replace as necessary. 3. Install a self-adhered ice/water shield directly to the decking throughout the entirety of the roof receiving the new standing seam roof system. 4. Install new standing seam metal roof system over the installed ice/water shield according to the manufacturer's recommendations. 5. The manufacturer's 35 year NDL warranty will be provided upon completion. C. Base Bid 3: Standing Seam Equipment Garage Roof Replacement 1. Remove existing R-panel roof system and gutters/downspouts down to the current deck. 2. Inspect the deck and repair/replace as necessary. 3. Install a self-adhered ice/water shield directly to the decking throughout the entirety of the roof receiving the new standing seam roof system. 4. Install new standing seam metal roof system over the installed ice/water shield according to the manufacturer's recommendations. 5. The manufacturer's 35 year NDL warranty will be provided upon completion.
