Construction Manager as Constructor (CMc) services for the reanimation and renovation of the historic General Services Administration Headquarters Building, a property listed on the National Register of Historic Places. The project will transform the building into a long-term, adaptable federal asset that supports the co-location of GSA and the U.S. Office of Personnel Management while establishing a modern, flexible federal workplace. Work includes renovation of Wings 0 and 3, which remain unrenovated and unoccupied due to deteriorated conditions; tenant improvement renovations in modernized Wings 1, 2, and 4; building envelope repairs including masonry, windows, and roofing systems; and reactivation of the courtyards through the construction of raised courtyard plazas and canopy enclosures. The effort is intended to restore the facility to full operational use, improve building performance, preserve its historic architectural character, and provide flexibility for future workforce and multi-tenant requirements. Services will be delivered using the CMc method, with design phase services that include design input and constructability reviews, followed by early construction services for the core and shell. Optional construction services include tenant interiors and courtyard improvements. The anticipated period of performance from early construction and design notice to proceed through substantial completion is approximately 660 calendar days.
