General construction services for the renovation of the Sheridan Building at the Armed Forces Retirement Home, transforming an occupied eight-floor, 387,350 square foot facility originally constructed in 1962 into a modern residential building with 354 units for independent and assisted living. The renovated units will include kitchenettes, ADA-compliant bathrooms, living spaces, and bedrooms, with sizes ranging from approximately 275 to 800 square feet. The work will be executed in phases, consisting of Area A (Base Bid) focusing on the north portion of the building, Area B (Option) focusing on the south portion, and an additional option for generator replacement, while accommodating the constraints associated with an occupied historic facility listed on the National Register of Historic Places.
