Site work and renovation of a fire / police facility in Kirkwood, Missouri. Completed plans call for the renovation of a fire / police facility.
The City of Kirkwood is requesting sealed proposals for the roof replacement at Kirkwood Fire House # 2 in accordance with the specifications provided. The Contractor shall furnish all labor, materials, equipment, supervision, permits, and incidentals required to remove the existing roofing system and install a new Class 3 impact-rated asphalt shingle roof system in accordance with manufacturer specifications, local building codes, and the requirements of this Scope of Work. Work includes complete tear-off, deck inspection, replacement of damaged decking, installation of underlayments, flashings, shingles, accessories, and cleanup. Inspect existing roof deck (steel, concrete, or wood) Document moisture intrusion or membrane failure Verify parapet and tower wall conditions Identify penetrations: hose-drying vents, exhaust fans, lightning protection Remove Existing Roofing Creates a clean, stable substrate for the new TPO system. Remove existing membrane and insulation Dispose of materials per municipal waste requirements Protect hose-drying equipment inside the tower Temporarily weatherproof the opening if removal spans multiple days Prepare Deck and Install Insulation Provides thermal performance and a smooth surface for membrane adhesion. Repair deck defects (spalling, corrosion, delamination) Install polyiso insulation to required R-value (commonly R-30+) Mechanically fasten or adhere per wind-uplift requirements Add tapered insulation to improve drainage Install TPO Membrane Use 60-80 mil white TPO (typical for municipal facilities) Fully adhere or mechanically fasten depending on tower height and wind zone Heat-weld seams and verify weld strength Flash all penetrations: vent stacks, hose-drying flues, lightning rods Integrate Tower-Specific Flashings Install custom metal counter-flashings at tall parapets Flash vertical shaft openings for hose-drying ventilation Seal around louvers, intake/exhaust housings, and communication antennas Add walk pads if maintenance access is required Existing Roof Removal Remove all existing shingles, underlayment, flashings, nails, and roofing debris down to the roof deck. Protect landscaping, HVAC units, sidewalks, and adjacent structures during demolition. Dispose of all debris off-site at a licensed facility. Use magnetic sweepers daily to remove nails and metal debris. Roof Deck Inspection & Repairs Inspect the entire roof deck for rot, delamination, or structural damage. Replace damaged or deteriorated decking with CDX plywood or OSB of matching thickness. Include unit pricing for deck replacement in the bid (e.g., per sheet or per square foot). Underlayment & Waterproofing Install the following: Ice & Water Shield: Minimum 2 rows (or to 24" inside warm wall) at eaves, plus valleys, penetrations, and low-slope areas. Synthetic Underlayment: ASTM D226 or equivalent across remaining roof surfaces. Drip Edge: New metal drip edge at all eaves and rakes, color selected by Owner. Gutters & Downspouts (If Included) Remove and reinstall existing gutters or install new gutters if specified. Ensure proper slope and secure fastening. Seal all joints and test for leaks. Ventilation Evaluate existing ventilation for compliance with code and manufacturer requirements. Install new ridge vent, box vents, or other approved ventilation as required. Ensure balanced intake and exhaust ventilation.
