Site work and renovation of a mixed-use development in Morganton, North Carolina. Completed plans call for the renovation of a educational facility.

SCOPE OF WORK The work consists of the renovation of an existing classroom (Room 121) into a new dental clinic suite (Room 123) including demolition of existing partitions, finishes, and MEP systems; new partitions and finishes; installation of new plumbing, electrical, mechanical, and fire alarm systems; and all work necessary to receive Owner-furnished dental equipment supplied and installed by Henry Schein, Inc. (H/S) under a separate Owner contract. The work includes but is not limited to: Selective demolition of existing walls, doors, ceilings, flooring, and MEP systems as shown on the Demolition Plan, Sheet A021 Saw-cutting and trenching of the existing concrete slab for dental vacuum line rough-in, and restoration of slab infill Core drilling through the existing exterior wall for sanitary sewer line routing to the existing manhole outside the building. Core location shall be below the slab elevation and above the top of the existing footing. The GC shall investigate existing footing depth and conditions prior to bidding and shall include all associated work in the Base Bid. New partitions, gypsum board assemblies, and finishes to match existing where indicated New luxury vinyl plank (LVP) flooring throughout the renovated dental classroom (Room 123), including base and transition strips at all flooring material changes Relocation of one existing door and installation of one new HM door and frame at a second new opening; both openings framed to minimum 38-inch clear rough opening Temporary removal of one designated exterior window unit for use as a waste removal opening during construction, with temporary security closure each night, and reinstallation upon completion New plumbing rough-in for dental air, dental vacuum, domestic water, and waste serving dental equipment; new electric water heater (40-gallon, 208V) and recirculation pump in Mechanical Room 124; solenoid valve with shutoff switch to kill all water as shown on Sheet P2; and removal and capping of existing sink, waste, water, and vent piping in the existing dental clinic area as shown on Sheet P1 New and modified electrical systems including dedicated circuits, conduit, and low-voltage rough-in for dental equipment, and installation of new surface-mounted Panel P10 (125A, 120/208V, 3-phase, 4-wire) as shown on Sheet E9 HVAC modifications per the Base Bid and Alternate Bid as described in Section 01 2000 Fire alarm device addition connected to the existing Burke County-managed fire alarm system Blocking, backing, and structural support for Owner-furnished dental equipment Sound attenuation batt insulation above the existing acoustical grid ceiling in the new Mechanical Room (Room 124) to mitigate equipment noise transmission, lapping over all adjacent wall **Submit all questions in writing to Darren Lathan, Nverse Architects PLLC darren@nversearchitects.com **
