The work involves providing preconstruction services during design, construction management, and construction implementation for the Office for People with Developmental Disabilities at the Norwich Valley CIT, specifically a renovation and new addition to the Admin building at 276 Chiarino Drive, Norwich, New York, using a Construction Manager-Build delivery method. The project includes the construction of an approximately 11,800 square foot single-story addition to the Program Building with an elevator, a basement of about 9,000 square feet, renovations and alterations to several areas of the existing building, site improvements including additional parking, improved fire truck access, a relocated basketball court, and some security fence modifications. Additional work includes miscellaneous mechanical, electrical, and security improvements to the existing building. Interested bidders should review the Qualification and Certification Requirements to determine eligibility, consider partnerships with MWBE/SDVOB firms, and comply with all relevant New York State business and procurement laws and requirements. Proposals must be submitted in the full legal name of the proposer, and professional engineering service providers must obtain the necessary certificate of authorization. Valley Ridge residents are evenly distributed among five houses, each of which is self-contained with a kitchen, laundry room, common area, living rooms, bedrooms and bathrooms, as well as medication rooms, offices and "timeout" rooms. The facility resembles a small college campus with dormitories, a central courtyard and gym, and a main building with classrooms, dining rooms and administrative offices. As a secure facility, Valley Ridge is surrounded by a 14-foot high curved perimeter fence. Security officers patrolthe facility and staff the entrances. Access to the facility, the houses and the rooms within is gained by electronic key cards issued to all staff. Employees also carry personal alarms to summon other staff in an emergency.
