Renovation of a retail development in Cochrane, Ontario. Completed plans call for the renovation of a retail development.

The scope of work requires the supply of construction labour and materials for the washroom and breakroom renovations at five (5) LCBO store locations listed below as per enclosed drawings and specifications. LCBO Store #66 - Cochrane located at 137 Fourth Street, Cochrane, Ont. P0L 1C0 LCBO Store #68 - Kenora located at 546 Park Street, Kenora, Ont. P9N 1A1 LCBO Store #78 - New Liskeard located at 55 Armstrong Street, New Liskeard, Ont. P0J1P0 LCBO Store #87 - Sioux Lookout located at 44 Front Street, Sioux Lookout, Ont. P8T 1A1 LCBO Store #220 - Manitouwadge located at 66 Huron Walk, Manitouwadge, Ont. P0T 2C0 Question Deadline 06/18/2026 at 4:00 PM ET For the purposes of this procurement process, the "RFQ Contact" will be: Sonia Antic, Procurement Specialist Email: Sonia.antic@lcbo.com Documents can be obtained from https://www.biddingo.com/ 1. All work must comply with LCBO specifications and LCBO retail standards. 2. Stores will remain operational (OPEN) throughout the renovation period, and all washroom and breakroom work is to be completed within seven (7) days from the start date. 3. All work must be done after hours. 4. General Contractor must bid on all the location in the tender package. 5. Each location will be awarded individually to the lowest bidder. 6. Appendix E & F must be filled out for each store/location in the tender package. 7. GC shall provide portable washroom(s) while renovating the LCBO washroom. 8. GC shall hire a certified asbestos abatement contractor to remove Asbestos Containing Material (ACM) identified in the scope of work. Asbestos contractor shall follow the industry standard process for removing and disposing of the ACM.Refer to "Englobe Asbestos Report" and "Asbestos Abatement Specifications 02 82 00". 9. GC shall submit to the LCBO abatement documentation that confirms that ACM was removed and properly disposed. 10. GC shall submit the following shop drawings and cut sheets for review: a. Kitchen & Washroom millwork cabinetry b. Plumbing fixture cut sheets c. Electrical switches & lighting cut sheets d. Appliance cut sheets STAFF ROOM StaU Room Demolition 1. Remove & dispose kitchen counter, cabinets & shelf 2. Remove & keep eyewash station 3. Remove & keep cork boards and safety boards 4. Remove all items from wall and return to store manager 5. Remove & keep lockers 6. Remove & keep fire extinguisher 7. Remove & dispose all furniture 8. Remove & dispose the bar fridge 9. Remove & dispose the three ceiling lights 10. Remove & dispose t-bar ceiling grid & ceiling tiles 11. Remove & keep HVAC diUuser 12. Remove & dispose vinyl floor tiles and base 13. Remove & dispose door handle and strike plate for both staU room entry door and closet 14. Patch & make good all surfaces that were disturbed during demolition Staff Room Construction 1. GC shall refer to the "StaU Room & Washroom Standard Details & Specs for reference 2. GC shall apply the Typical StaU Room finishes and standards to the site-specific layout and configuration. Refer to the "Proposed StaU Rm Layout-06-R2" drawing for proposed millwork cabinet sizes and configuration. Coordinate with the LCBO Construction Coordinator if there are any concerns. 3. Supply & install new vinyl floor tile per spec FL47A 4. Supply & install new vinyl base per spec FL41A 5. Supply & install a duplex receptacle for new microwave. Power shall be pulled from a spare circuit from the electrical panel. 6. Supply & install a duplex receptacle for new bar fridge. Power shall be pulled from a spare circuit from the electrical panel. 7. Supply & install a duplex receptacle and 2 data jacks at TV location. Receptacle and data jacks located at upper right corner of TV. Power shall be pulled from a spare circuit from the electrical panel. Data cables shall extend to the communications cabinet. 8. Supply & install new white decora receptacles with matching cover plates throughout 9. Supply & install plywood blocking within wall for TV. 10. Patch & make good all drywall modifications and damage throughout staU room and prepare walls & ceiling to receive paint 11. Paint walls per spec PT18 12. Paint both sides of doors & door frames per spec PT19 13. Supply & install new AL10S Saturn passage door lever & strike plate finish 626 per spec, qty 2 (entry door and closet door) 14. Supply & install new 2x2 T-bar ceiling grid and ceiling tiles per spec CT36. 15. Supply & install two (2) new T-bar ceiling lights per spec LT-2. Space the lights evenly in t-bar ceiling. 16.Clean & reinstall HVAC diUuser 17. Supply & install new kitchen counter and cabinets per Proposed StaU Rm Layout 066-R2 drawing 18. Supply & install silicone-based sealant to all joints and junctions where applicable 19. Supply & install under cabinet valence lights, one for each cabinet section. Select length of light to best match the width of the cabinet section. Refer to spec page "StaU Room Under Cabinet Lighting". 20. Supply & install new wall switch occupancy sensor DSW-302-W. Refer to spec page "Staff Room Sensor Connection Detail". 21. Supply & install new wall tile per spec FL39A 22. Supply & install new Schlueter "Joly" trim at exposed tile edges 23. Supply & install new sink and faucet per spec S1 24. Reinstall existing eyewash station. Refer to Spec sheet "22 42 00.13-Drench Hose Detail" 25. Supply & install new microwave per spec AP-3
