Remodeling of a multi-residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a multi-residential development.

Scope of Work: - Install cover plates at all junction boxes where missing and remove all disconnected wire whips in the basement. - Replace both hose bibs with frost-free anti-siphon bibs (permit required). - Correct gas pipe leaks as flagged by We Energies (permit required). - Correct the pipe leak on the copper supply piping above the water heater (permit required). - Install a plug at the abandoned toilet waste pipe to prevent possible sewer gas. The contractor must field verify all measurements, the amount of materials needed, and the number of windows in the building. Any substitution for specified manufacturers or models requires written approval by both NIDC and the owner. All work disturbing previously painted surfaces must be performed by certified personnel following DHS 163 and applicable Milwaukee Health Department permit requirements. Instructions to Bidders: - Contractors must have experience with similar projects and hold relevant City of Milwaukee licenses. - A site inspection with the owner is required prior to bidding. - Bids must be submitted exactly as described; desired changes require a separate "Alternate Bid" page. - Submit a list of principal owners, properties owned in Milwaukee, and other information as requested. - Submit the bid, contractor references, and scope of work form by the deadline. All pages must be completed. - Work must start within 10 days of Notice to Proceed and be completed within 30 days. Weather-affected repairs must be completed by the specified date if applicable. - The contractor is to provide line item estimates in the bid. - The contractor is responsible for obtaining all permits before starting work. - Payments are generally made in amounts no less than $5,000; retainage and special requirements may apply. - NIDC encourages SBE and Section 3 participation on contracts. - The bid shall remain effective for 60 days. - Non-discrimination and conflict of interest clauses apply.
