Renovation of a fitness / recreation center in Burnaby, British Columbia. Completed plans call for the renovation of a 35,000-square-foot fitness / recreation center.

The project involves providing Construction Management services for the SFU Burnaby Lorne Davies Complex (LDC) Facade Replacement, Project No. 309453CM. The LDC was constructed in 1965 and features a rectilinear form with vertical exterior columns, Kalwall translucent fiberglass sandwich panels, aluminum-framed clerestory glazing, and clear glazed storefront assemblies. The existing facade system, installed in 1965 and 1973, has significantly exceeded its 50-year service life and is actively failing, with issues such as condensation, air leakage, water ingress, deterioration of steel and concrete elements, organic growth, and concrete spalling. Building Enclosure Condition Assessments conducted in 2013 and 2021 concluded the facade has reached the end of its useful service life. The scope of work includes design and constructability reviews, facilitating trade input, market analysis of suppliers, multiphase schedule analysis, full removal of the Kalwall panel system, clerestory and storefront glazing, and storefront door assemblies across approximately 35,000 sf (levels 100-400), hazardous materials abatement (including asbestos-containing caulking), and disposal in accordance with regulations. The project includes supply and installation of a new high-performance curtain wall system that maintains the facade's character-defining elements. The Construction Manager will plan, coordinate, and execute the replacement of the building envelope, provide strategic input on construction feasibility, scheduling, cost management, and subcontractor selection, and coordinate closely with the architect, SFU Facilities and Project Management, and all specialty consultants. The estimated construction budget is $14.5M excluding GST, with incremental disbursement.
