The requirement is for a single qualified professional to perform combined construction inspection and construction management support services for a Design-Build project involving the construction of a new maintenance building. The individual will serve primarily as an on-site construction inspector responsible for conducting regular inspections, evaluating the quality and quantity of work, and ensuring compliance with project drawings, specifications, and approved submittals. Duties include documenting deficiencies and corrective actions, maintaining detailed daily reports covering workforce, equipment, activities, safety observations, and materials, and capturing and organizing progress photographs. The inspector will monitor material deliveries, participate in pre-installation and milestone inspections, assist with punch list development and verification, and support project closeout activities including final inspections and turnover documentation. In addition to inspection responsibilities, the individual will provide construction management support to the project manager by reviewing submittals and shop drawings, maintaining tracking logs for submittals, RFIs, testing, and schedule updates, and assisting with invoice verification against the schedule of values. The role includes supporting RFI processing, evaluating schedule updates to identify delays, participating in bi-weekly progress meetings, and maintaining organized electronic project records. The inspector will also assist with change order analysis, cost and schedule assessments, pre-construction coordination, documentation of existing conditions, and verification of permit status and closeout requirements. The work is expected to be performed over a 240-day period with regular on-site presence during standard weekday working hours, ensuring consistent oversight and coordination throughout the project lifecycle.
