QPA, CPM bob@rmdassocnj.com July 14, 2026 The architectural firm's scope of work is generally as follows: o Develop a complete set of documents for the project in its entirety Review all previously developed information including, but not limited to, reports, evaluations, o conceptual plans, utility information, site conditions, etc. developed by others. Develop and adhere to a process for timely presentations to the Owner which will promote the Owner's ability to analyze and select products based on their needs and vision. o Provide a detailed design schedule for the completion of design documents for review and acceptance at the following phases: o Conceptual design phase completion o Design development phase completion i. Provide a detailed cost estimate at the end of the DD Phase Construction Document phase completion o Complete Project Documents, ready for issuance to bidders The schedule must include adequate time for the presentation, analysis and selection of all project components while complying with specific delivery related to project funding. o The Owner intends to employ a separate consultant to design and administer all required abatement and remediation work. The architectural firm is to provide full coordination with that consultant to ensure a seamless incorporation of that work into the overall project. o Examine all existing conditions for inclusion in the documents o Attend at all design, User, coordination, permit and other required meetings o Provide all work and services concurrently for both locations o Provide all other services required to provide a complete set of documents, full design, contract administration and closeout phase services for the project o Provide architectural design o Provide all calculations, evaluations, etc. required for the project . Comply with all applicable Codes o Provide all information for permitting required by regulatory agencies such as NJDEP, NJDCA, Planning Board Submission and Presentation, Federal , State, County, Soil Erosion and Local agencies and any Authority Having Jurisdiction. o Assist the Owner in obtaining approvals from the New Jersey Office of the State Comptroller. o Attend one Town Hall Meeting per building and one public design presentation. Three (3) total . o Provide elevator design o Provide all building and wayfinding signage requirements o The Owner intends to purchase the selection, material, delivery and installation of loose furniture, fixtures, equipment and shelving for the project from a separate vendor. The architectural firm is to provide full coordination with that vendor, the design of infrastructure, fixtures, plumbing, electrical work, etc. required for this work and full coordination with the vendor to ensure a seamless incorporation of that work into the overall project.
