City Hall Roof Replacement Project - Complete City Hall roof replacement using the specified mechanically attached roofing system, including work associated with the confirmed two existing roof systems/layers OPTIONAL ALTERNATE - Complete City Hall roof replacement using a manufacturer-approved adhesive/low-rise foam-attached roofing system meeting all project specifications and warranty requirements. Scope of Work Approximately 7,400 square feet of roof replacement. Protect all adjacent walls, equipment, and building components during construction. Provide OSHA-compliant fall protection. Remove the existing single-ply roofing membrane and associated flashings down to the existing insulation. Provide cost per sq. ft. for any existing insulation replacement (separate line item on bid form). o Dispose of all roofing debris off-site in accordance with applicable regulations. Install one new layer of minimum 2-inch polyisocyanurate insulation over the existing insulation system. Install a new reinforced thermoplastic PVC single-ply roofing membrane, minimum 50-mil thickness, 28 mils above scrim. Mechanically attach membrane in accordance with the manufacturer's published requirements. Install new flashing at all penetrations, parapet walls, curbs, and roof transitions. Remove and replace parapet coping as necessary with new prefinished metal coping. Install new perimeter edge metal. Reuse existing roof drains where serviceable and install retrofit drain assemblies and strainers. Install termination bars, sealants, walkway pads, and breather vents as required for a complete roofing system. Heat weld all seams and flashing components. Provide a minimum twenty (20) year No Dollar Limit manufacturer's warranty. The Completion date is November 30th, 2026. Question Deadline 07/27/2026 at 10:00 AM CT
