Renovation of a mixed-use development in Westerville, Ohio. Completed plans call for the renovation of a 1,444-square-foot residential development; and pre-engineered storage facility.

The WORK in accordance with the CONTRACT DOCUMENTS, dated July 29, 2026 , and any addenda thereto, includes: removal and replacement of asphalt shingle roofing and related work at the Electric Division Administration Building; removal and replacement of pre-engineered metal roofing and related work at the Electric Division Warehouse Building; removal and replacement of single- ply membrane roofing and related work at two Electric Division Substation Buildings; and specified roof repairs at the Water Division Plant Building. ENGINEER'S ESTIMATE for this PROJECT: $ 1,059,000 Summary of Work consists of the following: Refer to Drawings. 1. Electric Division Administration Building - The Work includes the following: Removal and replacement of roofing asphalt shingles, underlayment, low-slope single-ply membrane roofing, flashings and metal fascia over wood trim, and any damaged roof decking replacement as needed. Lightning protection to be removed as needed and reinstalled. 2. Electric Division Warehouse Building - The Work includes the following: Removal and replacement of pre-engineered metal roof panels, vinyl-faced batt insulation,gutters and downspouts for both the main warehouse building and connected truck dock building. Electric Division Substation Buildings - The Work includes the following: Removal and replacement of single-ply membrane roofing, flashings, coping caps and exhaust fans. Lightning protection to be removed as needed and reinstalled. Water Division Plant Building - The Work includes the following: Repairs to the vertical wall flashing to fix interior leaking at building expansion joint. Replacement of limited area built-up roofing (over interior Laboratory Space) with new insulation and ballasted single-ply roofing membrane. Install new vent duct for Owner provided dehumidifier.
