Rawlins ES K- 1 campus was built in 1982 and has a GSF of 36,109 . Design capacity for this scope is at 242 students. The selected firm will provide professional services for systematic major maintenance and system replacements with the primary objective to address immediate life safety, mechanical , electrical , plumbing and architectural deficiencies to maintain the building's facility condition index below 0.30. The following are the system deficiencies to be addressed at this time, Exterior Enclosure: Replacement of 14 exterior doors, glazing/window repairs, exterior wall masonry repairs and pointing, and metal awning refinishing. Interior Construction & Finishes: Refinishing toilet partitions, painting interior walls and ceilings, and replacing flooring (vinyl, carpet, and epoxy finishes). Plumbing: Installation of a new boiler expansion tank and phased replacement of the domestic water system . HVAC & Controls: Replacement of hydronic heating distribution pumps and recommissioning/re-balancing of the primary HVAC system and controls. Electrical & Safety Systems: Installation of a new emergency generator, automatic transfer switch (ATS), upgraded security/surveillance systems, and upgraded intercom/PA systems. Equipment: Replacement of commercial cafeteria equipment. Site Improvements & Other Construction: Parking lot maintenance/resurfacing, new exterior signage, playground sporting equipment, park benches, and a replacement dumpster enclosure.
