Project Description: Essex County Industrial Development Agency (ECIDA) is developing Lot 11 in the newly expanded Moriah Business Park. The concrete foundation and slab were completed in June 2026. The scope of work is limited to the building's weather-tight exterior shell, including the structural frame and interior bearing wall, exterior walls, roofing system, exterior doors, windows, and associated exterior finishes required for shell completion. Attic insulation, wood ceiling strapping, and vapor barrier are also included. Electrical work is limited to installation of a new underground electrical service (conduit and wire), telecommunication/data service (conduit only), tenant utility meters, house distribution panel, and temporary electric heating to maintain the structure during the winter. Site work is limited to the power and data raceway for new electrical service. No interior tenant improvements, permanent HVAC systems, plumbing fixtures, interior finishes, occupancy-related build-out work, or additional site work is included in this phase.
