Demolition, site work and renovation of an office development in Saint Marys, West Virginia. Completed plans call for the demolition of a office development; for the renovation of a office development; and for site work for a office development.

Renovation of existing office space including demolition, LVT flooring installation, acoustical ceiling replacement, ADA-compliant restroom construction, ceramic tile, drywall, painting, electrical, plumbing, HVAC modifications, cabinetry, countertops, interior finishes, doors, and trim. Bonds: Performance Bond required (unspecified amount), Payment Bond required (unspecified amount). 1. Selective Demolition Contractor shall carefully demolish and remove the following existing materials and components: Existing flooring and associated floor preparation materials. o Existing brick accent wall. Existing countertop associated with the brick wall. Existing acoustical ceiling tile system including suspended grid. Existing restroom fixtures, partitions , accessories, and finishes as required for restroom reconfiguration. Existing cabinetry and countertops in the break room. Existing ceiling fans throughout the renovation area. Existing HVAC equipment including: Gas furnace Evaporator coil Exterior condensing unit Refrigerant lineset Vent piping Associated controls and accessories Existing electrical devices and lighting designated for replacement. Existing ductwork serving the front office area as required. Contractor shall remove all demolition debris from the site and dispose of materials in accordance with applicable regulations. 2. Flooring Provide all labor and materials for installation of new flooring throughout the office. Office Areas Install new commercial-grade Luxury Vinyl Tile (LVT). Prepare existing subfloor as necessary. Install manufacturer-recommended moisture barrier or leveling compound where required. Install matching transition strips at all flooring transitions. Install coordinating vinyl base throughout renovated areas. Restroom Install commercial ceramic floor tile. Extend ceramic wall tile to approximately six (6) feet above finished floor around restroom walls. Provide waterproof setting materials and grout suitable for commercial applications. Provide and install new vanity with sink and toilet. 3. Ceiling System Remove existing suspended ceiling system and replace with a new acoustical ceiling. Work includes: o New suspended ceiling grid. New acoustical ceiling panels. Replacement of damaged support wires. New perimeter trim. Integration with new lighting, HVAC diffusers, and other ceiling-mounted devices. 4. Interior Construction Entry Meeting Room Construct a new interior wall near the front entrance to create a dedicated meeting room. Scope includes: Metal stud framing. Gypsum wallboard. Joint finishing. Insulation if required. o o Paint. o New door and hardware if shown on final plans. Trim and finishing. 5. ADA Restroom Renovation Reconfigure the existing men's and women's restrooms into one ADA-compliant unisex restroom . Scope includes: Demolition of existing restroom layout. New wall framing as required. New plumbing fixture layout. ADA-compliant toilet. ADA-compliant lavatory. Grab bars. Accessible accessories. Mirror. Lighting. Exhaust fan modifications as necessary. Ceramic floor tile. Ceramic wall tile extending approximately six feet high. New paint above tile. New door and ADA hardware. Compliance with all current ADA Accessibility Guidelines and West Virginia Building Code requirements. 6. Break Room Renovation Provide complete renovation of the employee break room. Work includes: Removal of existing cabinetry. Removal of existing countertops. Installation of new commercial-grade base and wall cabinets. New solid surface or laminate countertops. New sink cutout and plumbing reconnections as required. New backsplash if specified. o Finish trim . 7. HVAC Improvements Interior / Back Office System Provide complete replacement of the existing HVAC equipment serving the middle and rear portions of the building. Work includes: Remove existing furnace. Remove evaporator coil. . Remove outdoor condensing unit. Remove refrigerant lines. Remove vent piping. Install new evaporator coil. Install new high-efficiency gas furnace. Install new outdoor condensing unit. Install new refrigerant lineset. Install new vent piping. Install new condensate drain piping. Install programmable thermostat. Connect new equipment to existing supply and return ductwork serving the middle and rear office areas. Cap or remove ductwork no longer required. Contractor shall test and commission the complete HVAC system
