A new standalone, single-story 7,177-square-foot commercial building with complete civil site development. The structure is a conventional, unprotected, steel-framed structure utilizing cold-formed metal stud infill framing, with an exterior enclosure of masonry veneer architectural metal panels and a TPO membrane roof. Internal features include an integrated, interior ICC 500-rated storm shelter, with climate control delivered via a forced-air mechanical system powered by rooftop units. The site development includes new grading, parking lots, drive lanes, perimeter fencing with secure gates, and new utility connections.
