Renovation of a mixed-use development in Beloit, Kansas. Completed plans call for the renovation of a 9,921-square-foot educational facility; and 3,390-square-foot office development.

The City of Beloit, Kansas is seeking sealed bids from qualified contractors to provide roof replacement services for two (2) vacant buildings located on the prior site of the Kansas Industrial School for Girls. The two buildings are referred to as: Sunnyside Living Unit and the Administration/Dormitory Building. The roofs need replaced for future reuse of the buildings as apartments. Current condition of the roof structure is unknown. The purpose of this RFB is to obtain competitive sealed bids for the necessary work to ensure a durable and watertight roofing system on both buildings. Please see the attachments for additional building and location information. o Sunnyside Living Unit: Approx. 3,390sf o Administration/Dormitory Building: Approx. 9,921sf Project Scope The project will include, but is not limited to, the following tasks: 1. Removal of Existing Roofing Materials: Proper removal and disposal of the existing roof system. 2. Inspection & Repair of Substrate: Identify and repair any structural deficiencies in the roofing substrate. 3. Installation of New Roofing System: Install a roofing system appropriate for the building, providing a long-lasting, weather-resistant solution. Standard TPO or comparable membrane roofing systems only. 4. Flashing & Drainage Improvements: Replace or repair all flashing and ensure proper drainage. 5. Sealing and Waterproofing: Ensure all seams, penetrations, and edges are properly sealed. 6. Cleanup & Disposal: Proper disposal of debris and site cleanup upon project completion. 7. Warranty: Provide a minimum 15-year warranty for workmanship and materials used in the project. 8. Please note: Future construction on the buildings will require communication between the rehab contractors and the chosen roofing contractor to ensure the warranty is not voided.
