Renovation of an educational facility in Chesapeake, Virginia. Completed plans call for the renovation of a one-story above grade educational facility.

The work shall include the removal and replacement of this gravel surfaced multi-ply built-up roof and insulation system down to the existing roof deck. The new roof system will be a base ply of cold process SBS modified bitumen sheet, over a new five inches (5") of polyisocyanurate insulation system and a half inch ( 1/2 ") cover board. The modified base ply will then be coated with a two coat reinforced urethane coating system. The new roof will include new metal flashings at the expansion joints, roof perimeter fascia and copings, as well as new metal counterflashings at all mechanical curbs. There is currently a roof mounted gas line that will be removed, salvaged, and reinstalled on new fixed roller supports. The roof design reuses the existing drainage system but replaces the existing roof drains. One (1) new roof drain is to be provided to make drainage more efficient. The roof system will be covered by a 20-year no dollar limit warranty with a maintenance agreement. This warranty shall cover the entire roof system above the roof deck, including ALL metal work, whether shop fabricated or manufactured. Additionally, there are three (3) roof mounted make-up air units, roof mounted ductwork, and 13 exhaust fans to be replaced under this Contract. The new makeup air units will be supported on a new structural steel grillage system. There is one bid alternate which replaces the base bid SBS base sheet and two coat reinforced urethane coating system with a two coat urethane reinforced coating system over a fill layer of liquid polyurethane, as specified in Section 070151 REHABILITATION OF BUILT-UP ROOFING (Alternate No.1). The alternate forgoes the wholesale removal of the existing roof and instead targets wet areas for removal. Generally, the details remain the same in the alternate as it is in the base bid. All roof drains will still be replaced. All copings and edge fascias will still be replaced. Roof expansion joints will be replaced similar to the design shown in the base bid. All mechanical work remains the same under the alternate. The Substantial Completion for this base Bid will be October 1, 2021, with Final Completion being November 1, 2021. All tear-off activities shall be completed by August 31, 2021 A bidder's bond or certified check will be required in the amount of not less than five percent (5%) of the Base Bid.
