Renovation of an educational facility in Columbus, Ohio. Completed plans call for the renovation of a educational facility.

As of May 1st, 2025 construction work on this project was completed in November of 2020. Submit all questions regarding this RFQ in writing to Denise Beard at beard.1@osu.edu with the project number and name included in the subject line (no phone calls please). This project includes the renovation of the entire third floor office space (10,760 GSF) of 1960 Kenny Road, which houses the OSU Research Foundation. The work included complete replacement of existing furniture, painting, flooring, ceilings, door refinish, light fixture replacement, diffuser replacement, minimal partition rework (50 - 70% existing), minor plumbing changes, new low pressure duct from box to diffuser, fire protection branch pipe and heads for new wall areas, fire alarm wire and devices to match existing. In addition, any hazardous material removal if discovered during the work. The building was originally constructed in 1972. Initial functional planning completed in 3/16 by OSU Planning and Real Estate will be provided to the short listed firms. It is assumed that floors above and below will be occupied during the course of construction. It is also assumed that onehalf of the existing floor will be occupied during the course of construction and relocated into the new areas as construction phasing progresses. The construction cost will not include FF&E but should include coordination of phasing and services (electrical, data, phone) to the FF&E. FF&E will be purchased by the University and installed in phases when the construction work is complete for each area. The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailed cost components to address the Owner's project requirements. Participate in the Encouraging Growth, Diversity & Equity (EDGE) Program as required by statute and the Agreement. Required Professional Liability Insurance will be per Exhibit A - A/E Terms and Conditions Article 7.2.6. As required by the Agreement, and as properly authorized, provide the following categories of services: Program Verification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support, Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types. During the construction period, provide not less than 4 hours (excluding travel time) on-site construction administration services each week, including (1) attendance at progress meetings, (2) a written field report of each site visit, (3) on-site representation comprised of the A/E and its consultant staff involved in the primary design of the project, all having relevant and appropriate types of construction administration experience.
