Renovation of an educational facility in Alamosa, Colorado. Completed plans call for the renovation of a educational facility.

The main Alamosa building was built in 1936. When the building was renovated in 2000 an addition was added to the west side of the building. The 2000 project incorporated unit ventilators with only heating coils and replaced the exterior windows with large operable awning windows. The combination of unit ventilators and operable windows has not been successful in achieving / maintaining comfortable air temperatures within the building during the spring and summer months. When staff and students open the windows for ventilation this puts additional loads on the heating system and therefore does not operate efficiently. The operable windows have latching mechanisms which don't allow screens. The 2000 addition, (which contains the vocational shops for diesel mechanics, machining and welding, as well as the only large auditorium and the Learning Resource Center), has no air conditioning. These spaces are provided with ventilation air from heating-only make-up air units. This multi-phased project will address these issues. Estimated Construction Cost: $977,000 - Phase 1 / $1,040,695 - Phase 2 This is a mechanical system upgrade project that consists of demolishing the existing mechanical rooftop equipment, heating ventilators units, and some hydronic systems. New work will consist of heat recovery variable refrigerant VRF/VRV systems, dedicated outside air systems (DOAS), packaged rooftop units, boiler plant replacement, facility management system (FMS) upgrades, and associated sheet metal and piping scopes of work. A new mechanical yard will be constructed to locate new grade mounted mechanical equipment. Operable windows will be sealed shut throughout the building and various patching and sealing will be necessary to cap off abandoned through wall openings. The project is broken into two separate phases and two sources of funding. Bid shall be separated accordingly. See Appendix B2. Phase 1: o Demo and replacement of baseboard heaters in Area B o Installation of VRF-1 and VRF-2 to serve Area B o Asbestos abatement Phase 2: o Demo and replacement of baseboard heaters in Area C o Installation of VRF-3 to serve Area C o Demo and replacement of existing boilers and pumps o Demo of unit ventilators and installation of ERV systems in Area B Project will be constructed under a single prime contract. 1. Provided General Contracting services within the last three (3) years for at least two (2) projects each in excess of $ 1,500,000 (hard costs), utilizing the expertise present in their Colorado Office; and 2. Demonstrated specific General Contracting experience in projects of similar scope and complexity; and 3. Demonstrated bonding capability up to $ 2,000,000 for an individual project coincidentally with current and anticipated workloads; provide letter from surety that affirms this capacity. . Project Completion: The Principal Representative has determined that this Project shall be substantially complete NO LATER THAN AUGUST 11, 2022, and that the entire Project shall be finally complete, including the delivery of any or all guarantees and warranties, the submittal of the sales and use tax payment forms, the completion of the final punch list and the calling for final inspection, NO LATER THAN SEPTEMBER 9, 2022. In accordance with Article 46 of the General Conditions of the Contract, Time of Completion and Liquidated Damages, failure to complete the work within the FINAL DATE INDICATED WITHIN THIS PARAGRAPH shall be considered a breach of contract and subject to the bidder to liquidated damages to the extent specified in Article 7D of the Contractor's Agreement Design/Bid/Build (SC-6.21). Each bid shall be submitted on the required Bid Form SBP-6.13 provided in the project manual; no substitute forms will be accepted. Per C.R.S. 24-105-201 If the construction value is $50,000 or greater a Bid Bond and Power of Attorney or Proposal Guaranty is required in an amount not less than 5% of the total Bid. Bid Bond must be on State Building Programs Bid Bond Form SC-6.14. The Guaranty may also be (1) a cashier's check or (2) a certified check made payable to the Treasurer of the State of Colorado in an amount not less than 5% of the total Bid. The Bid Bond is submitted as a guaranty that the Bid will be maintained in full force and effect for a period of thirty (30) days after the opening of the Bids for the project
