Renovation of a residential development in Charleston, South Carolina. Completed plans call for the renovation of a residential development.

Architectural: A new kynar finished aluminum roofing system and roof insulation system will be Provided. Portions of the existing 2nd floor gypsum ceiling board that show visible Signs of water damage will be replaced. Note that the majority of the existing ceiling System will remain in place. Structural: The existing stick-built wood roof framing will be replaced with new prefabricated Wood roof trusses and plywood roof decking. The existing ceiling system will remain in Place. Mechanical: A new hvac split system will be provided to replace-in-kind (rik) the existing attic Mounted air handler, the outdoor heat pump, and attic ductwork. This work is a Delegated design item for the contractor. Electrical: New wiring will be provided to replace-in-kind (rik) all existing wiring for electrical Devices fed from the attic space above. Existing fixtures and devices will remain. New (labeled) junction boxes will be added at all work transitions. No new wiring is required In non-attic spaces. This work is a delegated design item for the contractor. Fire protection: New piping will be provided to replace-in-kind (rik) all existing sprinkler piping and heads In the attic space above. This work is a delegated design item for the contractor. Refer to all documents for full extent of work. Any / all such interpretations and any supplemental instructions will be in the form of a written Addenda to the Specifications that, if issued, will be released on Monday, March 2, 2020 by 4:30pm. The Housing Authority encourages minority and women-owned businesses, Section 3 Businesses & Section 3 Residents to participate in its on-going purchasing of goods and services. This contract will obligate the contractor and subcontractors not to discriminate in employment practices and to comply with the Davis Bacon-Act and Section 3 of the Housing and Urban Development Act of 1968. CHA reserves the right to wave irregularities and to reject any / all bids.
