Renovation of a multi-residential development in Charleston, South Carolina. Completed plans call for the renovation of a multi-residential development.

PROPOSAL SECURITY/PAYMENT SECURITY/PERFORMANCE SECURITY This is a construction project. However, due to the structure of the Nature of Work a proposal submission security, performance security or payment security will not be required. Each bathroom shall be completed within seven (7) working days from date contractor is notified of the availability to begin work, including all punch work items. DESCRIPTION OF ENTITY The Housing Authority of The City of Charleston was organized in the 1930s. The primary goal of the Housing Authority is to provide decent, safe, and sanitary housing for families that cannot afford standard private housing. The Housing Authority's programs are administered at the local level, in accordance with state law. The Department of Housing and Urban Development is authorized to enter into contracts with (CHA) in financing the development and modernization of housing units and to pay operating subsidies and housing assistance payments to help pay for the operation of low-income public housing and Section 8 housing. The general supervision, direction, and program guidance are provided through the HUD field office in Columbia, SC. INTENT This is considered a construction project. The intent of this Request for Proposal is to solicit responses from qualified contractors to furnish services for Bathroom Repairs at various CHA locations on an as needed basis. The Housing Authority of the City of Charleston will receive Proposals for Bathroom Repairs at Scattered Sites. No work to be done in tub/shower area withexception of drywall and paint at ceiling - remove all bathroom wall tile and associated drywall - remove bullnose at tub/shower as need to accommodate tub-liner installation (by others). CHA to provide direction per unit - install new wall tile and green board- remove tile flooring and subfloor (existing flooring varies, VCT, ceramic, etc.) - inspect floor joists and framing for any damage and repair as needed (provide unit pricing) * - install new subfloor (3/4 plywood and durock) and LVT flooring using adhesive per Mfg. recommendation - install new threshold at bath entrance. Threshold companion to LVT - remove existing toilet and replace with new owner provided toilet owner will provide wax ring and hoses with each toilet - remove existing sink and install new owner provided sink and faucet. Provide new blocking for wall mounted sink. owner to provide new P -trap and hoses. reuse all other existing plumbing - inspect toilet and sink connections and replace any leaking valves as needed. (provide unit pricing for replace valves) * - remove existing medicine cabinets and install new owner provided cabinets - install new owner provided HVAC register - repair/replace any drywall damage on ceiling and walls finish paint all - remove existing door and frame and replace with owner provided door unit and owner provided hardware - provide escutcheon for toilet and sink plumbing at wall - remove existing trim at window and install new 1 x 4 wood trim - install owner provided towel bar and toilet roll holder. provide blocking for each - replace existing outlets, switches and plates with new owner provided outlets, switches & plates - install owner provided hinge mounted door stops - install owner provided blinds - install new 1 x 4 baseboard - paint all bathroom walls, ceiling, door, trim at wall where new door unit installed. caulk and seal as needed - bathroom is to be fully operational at end of each work day. Toilets, sinks, electrical and doors must be fully functioning
