Demolition, site work, renovation and addition to a mixed-use development in Ephrata, Pennsylvania. Completed plans call for the addition of a 15,000-square-foot educational facility; for the demolition of a educational facility; for the renovation of a 208,859-square-foot, seven-story above grade educational facility; and for site work for a educational facility.
Project was awarded to the following contractors: HIGH SCHOOL : Lobar Inc. for General Construction: $15,654,200 MIDDLE SCHOOL: Detwiler Roofing., LLC for Roofing Construction : $3,840,000 HIGH SCHOOL and MIDDLE SCHOOL: Matchline Mechanical for Mechanical Construction : $12,869,000 HIGH SCHOOL: Vision Mechanical for Plumbing Construction: $463,900 HIGH SCHOOL: Hirneisen Electric, Inc for Electrical Construction: $3,159,900 MIDDLE SCHOOL: McCarty and Son, Inc. Electrical Construction: $521,720 Prime Bids will be requested in the following manner. 1) Combined bid for performing the work for the Ephrata High School Additions and Renovations and the Ephrata Middle School Renovations projects, 2) a separate Prime Bid for the Ephrata High School Additions and Renovations and 3) a separate Prime Bid for the Ephrata Middle School Renovations. The Owner will award to the lowest responsible bidder, whether combined bid, separate project bids or a combination of both, complying with the provisions and requirements of the bidding documents. Prime Base Bids will be received for the following: Base Bid A - General Construction Work. Base Bid B - Mechanical Work (HVAC). Base Bid C - Plumbing Work Base Bid D - Electrical Work. Bid security in the amount of 10% of the bid must accompany each bid in accordance with the Instruction to Bidders. The successful bidder must furnish to the School District a Performance Bond and a separate Payment Bond, each in the amount of 100% of the bid, as required by the "Public Works Contractors' Bond Law of 1967" and in a form acceptable to the Owner. This project is subject to the provisions of the Pennsylvania Prevailing Wage Act, Act No. 442 as amended. No proposal may be withdrawn for a period of sixty (60) days after the date established for the receipt of bids. No cash allowances are included in the project. The Ephrata Area School District reserves the right to waive irregularities and to reject bids. a. The additions and major renovations portion of the work includes an approximate addition including 15,000sf including 2 stories. Work in this area includes but is not limited to selective demolition to accomplish new work, reinforced concrete foundations, concrete slab on grade, metal roof deck supported by steel bar joists and beams supported by CMU load-bearing walls and in select areas a structural steel frame. The exterior walls are clad in brick veneer and metal panel siding, exterior openings are primarily aluminum window systems. Interior partitions are a mixture of CMU, load-bearing CMU, and metal stud partitions with impact resistant gypsum board with ceramic tile with other finishes in select locations. Interior doors are primarily solid core wood doors or hollow metal doors in hollow metal frames with some areas having interior aluminum storefront doors and frames. Finish flooring materials include Terrazzo, LVT, VCT, Rubber and Ceramic tile. Areas within the addition include removing a kitchen, including appliances, from Washington ES and relocating to a classroom in the addition. The new addition will be separated from the existing facility by a 2-Hour fire-wall. The entire existing roof system will be replaced with an EPDM adhered roofing system that is to be placed over tapered insulation. Existing areas to be reroofed include gypsum roof decking and metal roof deck. b. The work also includes comprehensive upgrades and replacement to the mechanical systems throughout the entire building. The system will be a replacement of horizontal unit vents in classrooms with a new vertical unit and remove exterior ductwork supplies and returns and full replacement of rooftop units throughout. Electrical systems include upgrades to the lighting, fire alarm and low voltage systems. Corridor ceilings will be replaced throughout. Classroom renovations include casework and flooring modifications, ceiling replacement and painting. A. It is anticipated that the project will be awarded May 10, 2021. B. It is anticipated Work shall commence on or about June 7, 2021. C. The entire project is scheduled to be completed December 2022.
