Lake Oswego School District (District) is seeking qualifications from general contractors for the 2021 Bond Program renovation projects at Palisades Elementary School to be performed in two phases. Each phase will be bid separately. Phase 1 (summer 2022) will include: remodeling the Kitchen, replacing the boilers, new electrical service, and seismic upgrades to the Gym/Kitchen/Mechanical area. Phase 2 (summer 2023) is currently in design programming and will address the rest of the building with seismic upgrades, envelope work, the creation of offices, interior finishes, and mechanical and electrical upgrades. Only prequalified general contractors will be invited to participate in a formal lump sum bid process for these projects. Qualifications will be subjected to an internal committee review and evaluation process. Brevity and clarity are appreciated. Top-rated candidates may be invited to an informal interview. The District reserves the right to: (1) reject any or all qualifications; waive any informalities or irregularities; and (2) pre-qualify firms which appear to be in the best interest of the District. The estimated construction budgets for the Projects are as follows: Palisades Elementary School 2022 Renovations- approximately $3 million Palisades Elementary School 2023 Renovations - approximately $3.5 million Lake Oswego School District No. 7J was formed in 1954 when Oswego Public School and Lake Grove Elementary School Districts merged to form a unified Lake Oswego School District. The District currently serves over 6,800 students in 11 schools with approximately 850 employees located at multiple locations within the District. The District is contained primarily within Clackamas County together with small portions of Multnomah and Washington counties. All school properties fall under the jurisdiction of the City of Lake Oswego. The estimated district population is 42,150. In May 2017, Voters approved Bond Measure 3-515. The 2017 school bond program has completed over 20 public improvement projects. The projects covered by this RFQ are the final anticipated projects under the 2017 school bond program. Each project will have a designated District project manager (PM) who will be accountable and responsible for achieving established project outcomes including safety, scope/quality, budget and schedule over the entire duration of the project.
