Site work and new construction of a multi-residential development in Hamilton, Ontario. Completed plans call for the construction of a 100,000-square-foot, three-story above grade, 105-unit, 100-space multi-residential development; and for site work for a multi-residential development.

As a construction manager with experience in developing sustainable multi-unit residential buildings, using the Passive House approach to construction, you are invited to submit your response to our Request for Proposals, to provide construction management services in the design of a purpose-built rental seniors' housing development on the site of Township of Glanbrook Non-Profit Housing Corporation's Orchard Court apartments, and contractor services in its construction. The vision is to create a welcoming and supportive community living environment of one- and two-bedroom units and community building space, providing alternative independent affordable rental housing to the seniors of Hamilton, away from the Centre City and closer to a rural environment, all the while being in a central location with all amenities nearby. The total cost of construction is estimated at $29,000,000 for a proposed 100,000 sq. ft. of building space (inclusive of residential and amenity space). This cost would include all cost escalations, design contingencies, excavation, paving and landscaping, but exclude the hard cost contingency, FF&E and utility connection costs. SHS Consulting is acting as the Real Estate Development Consultant on the project (the Development Consultant) and will administer this RFP. Township of Glanbrook Non-Profit Housing Corporation (TGNPHC) is the Owner and decision maker.
