The purpose of this project is to address as many roof repairs as possible within the given budget on the Athens Campus of Ohio University. All aspects of the project and related issues will be implemented and operated consistent with the Contracting Authority and/or Owner's policies and procedures. The intended scope is to repair roofs that have become maintenance burdens for the maintenance team at the direction of the deferred maintenance team. The design build team will utilize expertise during the design phase to determine the best, most cost effective path forward for each roof. The roof locations will be buildings across the Athens Campus as determined by the Ohio University team. The preconstruction and construction services are generally described below. Subcontracts including Plumbing, Fire Protection, HVAC, and Electrical trades will be awarded by the Design-Builder ("DB") to prequalified vendors using a competitive process. The parties will engage in an "open book" pricing method in which all subcontracted work shall be based upon competitive pricing that will be reviewed by the Contracting Authority and the Owner, the Criteria A/E and the DB. The Contracting Authority and/or Owner shall have access to all books, records, documents and other data in the DB's possession related to itself, its subcontractors and material suppliers pertaining to bidding, pricing or performance of the Agreement.
