The Berkeley Campus of the University of California is seeking an Executive Architect (Consultant) to confirm programming and perform conceptual design, schematic design, design development, construction documents, bid, construction administration and other support services as required by the Executive Design Professional Agreement (EDPA) for a new practice facility for Intercollegiate Athletic. This facility will be housed to the north side of Haas Pavilion. The first phase of the Consultant's efforts comprises of a review and validation of the programming completed by Sasaki in 2021, and the completion of the Conceptual Design. Construction Estimate: $120.0M UC Berkeley Intercollegiate Athletics proposes to construct a new facility on campus to support men's and women's basketball programs, gymnastics, volleyball, weight training, training space and other support services. The goals of the addition include: Recruit and retain top quality student athletes and coaching staff Provide facilities comparable to the standards of other Pac-12 and nationally-ranked programs Enhance the training experience for student athletes Mitigate space scheduling issues, conflicts between teams and other campus recreational users, and deferred maintenance challenges. Provide equitable training facilities for men's and women's sports. Create a western campus hub for student with quality support services commensurate with those at the Simpson Center on the East side of campus. Provide additional training facility amenities within budget constraints. Scope of Services A four-phase process is anticipated for this project, from programming through the end of the construction phase. A detailed scope of work for each phase will be negotiated with the selected Consultant. Phase 1: Conceptual Design, will include: The Consultant shall review, validate, and update the project program completed by Sasaki in 2021 to ensure the fit of the program on the site. Consultant shall develop a range of design concepts to define the character of the completed project and an optimal realization of the project program. These concepts shall be presented to donors. Conceptual Review by the campus' Design Review Committee. In addition, Consultant will provide an updated construction cost estimate and a presentation for University use broken out into specific areas to include new construction of the practice facility building, renovation of existing spaces and new construction at the baseball facility. Upon the Architect's successful completion of Phase 1, and engagement of donors, the University, at its discretion, may authorize Phase 2. Phase 2: Detailed Project Program, will include: Consultant will Provide a Detailed Project Program (DPP) including conceptual drawings (initial plans, sections, and elevations), in conjunction with system descriptions for mechanical, electrical, plumbing, fire protection, structural, civil, landscape, and sustainable considerations. Upon the Architect's successful completion of Phase 2, the University, at its discretion, may authorize Phase 3. Phase 3: Schematic Design and Design Development: The ongoing development of the design of the Architectural, Site, Civil, Mechanical, Electrical, Plumbing, and Structural systems. Design of other Sub Consultants including low voltage (security, telecom), lighting, elevator, acoustic/vibration, energy, code, sustainability, and others. Updates to the construction cost estimate at various intervals during the Schematic Design and Design Development. Various campus committee presentations and reviews that will include, but are not limited to the Design Review Committee, Campus Fire Marshall (CFM) and Campus Building Department (CBD). Coordination with the Commissioning Agent, which will be hired by the University. The Regents Approval presentation documents and California Environmental Quality Act (CEQA) compliance supporting documentation. The project will be developed as a Construction Manager at Risk (CM@R) project. It is anticipated that the Consultant will participate in the CM@R and Design Build Subcontractor bidding process, which will be administered by UCB Capital Projects. The CM@R will most likely be contracted using the 50% Conceptual Design, after a Prequalification process. The CM@R will be solicited to provide Preconstruction services such as constructability reviews, construction cost estimates, scheduling, value engineering, and coordination of Design Build trades. Upon the Architect's successful completion of Phase 3, the University, at its discretion, may authorize Phase 4. Phase 4: Construction Documents & Construction Administration: This phase encompasses all design services required to create construction documents, incorporating necessary approvals including but not limited to the Structural Design Review, Structural Peer Review Consultant, Commissioning Agent, Division of State Architect (DSA) (DSA reviews egress and accessibility), Campus Fire Marshall (CFM), EHS Review, Facilities Constructability Review, and Campus Building Department (CBD). Updated construction cost estimates during the Construction Document and Bidding stage. Reconcile the Architect's cost estimates with the General Contractor's cost estimates. Value Engineering services. All design services associated with project bidding and construction administration services as required by the EDPA. The authorization of Phase 4 will be dependent on determination and approval of project funding sources Once registered, Respondent can log onto BuildingConnected and retrieve Qualification Documents by project name and number.
