Renovation of a residential development in Spring House, Pennsylvania. Completed plans call for the renovation of a residential development.

This project includes two alternate bids for the asphalt shingle roof replacement project at two (2) township owned buildings in Lower Gwynedd Township. The work includes the removal of the existing asphalt shingles down to the existing wood deck, and replacement of any rotted wood. The contractor will be responsible to install ice & water shield underlayment along edges and valleys, install felt underlayment, aluminum edge metal, and install new GAF Timberline reinforced shingles. Additional improvements include flashings any chimneys, walls or roof penetrations, install new aluminum vent collars, and the installation of ridge vent with ridge hip shingles. A nominal fee of 0.33% of the bid amount (up to $5,000) is assessed only to bidders awarded contracts. Each bid shall be submitted in accordance with the Instructions to Bidders, including but not limited to being accompanied by a Bid Bond or Certified Check for not less than ten percent (10%) of the Bid amount payable to Lower Gwynedd Township. The successful Bidder shall be required to furnish proof of insurance, performance and payment bonds for 100% of the amount of the contract, and maintenance bond in such form as meets the approval of Lower Gwynedd Township and having as security thereon such Surety company as is approved by Lower Gwynedd Township This project may be subject to applicable provisions of Act 422, PA Prevailing Wage Act, as amended, and the prevailing minimum wage rates issued by the Pennsylvania Department of Labor and Industry for work valued at over Twenty-Five Thousand Dollars ($25,000). For Contract Prices exceeding $25,000.00, the project is subject to applicable provisions of Act 127, Pennsylvania Public Works Employment Verification, as amended. A Bid may be modified or withdrawn by an appropriate document duly executed in the manner that a Bid must be executed and delivered to the place where Bids are to be submitted prior to the date and time for the opening of Bids. Bids may be withdrawn within two (2) business days after the opening of Bids only by the withdrawing Bidders strict compliance with 73 P.S. A1602 and any subsequent amendments. No Bidder may withdraw their bid within sixty (60) days after the date set for the opening of the bids, or for such longer period of time that Bidder may agree to in writing upon request of Owner. Lower Gwynedd Township reserves the right to reject any and all bids for any cause whatsoever, to eliminate any item or items from the contract, and to waive any informality in the bids.
