PROJECT OVERVIEW: Design-Builder Services The Design-Builder shall provide the following: - Complete review and assessment of the greenhouse site including existing structures, mechanical, electrical, and plumbing components, flooring, and drainage as well as all supporting equipment, infrastructure and amenities required to support the design phase. - Construction including all necessary labour, equipment, materials to complete the work of the Project as outlined in the approved construction drawings and specifications. -Relevant professional services to support the Design-Builder in completing the Project such as: civil engineering, electrical, plumbing, HVAC, etc., to undertake all aspects of assessment, design development, and construction of the Greenhouse Retrofit Project. Attachment 1 shows the proposed greenhouse retrofit area. Project Objectives: - The Greenhouse Retrofit project will revitalize the greenhouse areas to provide year-round access and viewing for Zoo guests. Currently, only one (1) of the three (3) greenhouses is accessible to guests, while the other two (2) are not. The retrofit will provide Zoo guests with access to all three (3) greenhouses including full accessibility, and significant guest/community engagement opportunities. - With the addition of barrier-free entrances, 4-season vestibules, unobstructed floors with drains, HVAC systems/components, roof structures, electrical and lighting, hydroponic and water conservation technology and educational interpretive graphics, the Zoo's greenhouses will become world-class growing and teaching spaces. - This new space for guests will be memorable and unique, providing measurable social and economic benefits through guest satisfaction, attendance, and revenue. It will provide the opportunity to expand engagement with the community, and horticultural enthusiasts. Timelines: - Assessment and design are expected to be undertaken in early-November 2022 and proceed as fast as possible. - Construction is anticipated to begin in mid-November and be completed by early Summer 2023. - The greenhouse is divided into three (3) sections and a phased approach to construction should be considered.
