Site work and new construction of an educational facility in Columbus, Nebraska. Working plans call for the construction of a 3,000-square-foot educational facility; and for site work for a educational facility.

The Project will consist of a new, approximately 3,000 square foot, single story, slab-on-grade building containing classrooms, offices, meeting areas, and a full-service kitchen, along with a 3- car attached garage and a covered patio. The general scope of the CMC's services is to be determined by CPS and, in addition to that as otherwise provided herein, is specifically set forth the CMC's Agreement. Without limiting the foregoing, the CMC shall provide construction management services which may include, but are not limited to, the following: .1 Actively be involved in the final design and specifications for materials and equipment; .2 Provide value engineering to the Project as design is finalized; .3 Secure bids from all possible Subcontractors and vendors; .4 Manage all subcontracts and Subcontractors; .5 Build a construction schedule with phases for a completion date; .6 Collect and verify all pay apps monthly and submit to owner for payment; .7 Complete and process all changes orders once approved by CPS; .8 Provide a safe working environment for all trades; .9 Provide Weekly progress updates; .10 Assist CPS and the Design Team with constructability review of the design; .11 Provide cost estimating during design phases; .12 Attend regular meetings with CPS and the Design Team to review project status, review design, and update the construction cost estimate; .13 Recommend to CPS and the Design Team a schedule for procurement of long lead-time items that will constitute part of the work as required to meet the project schedule; .14 Develop bid packages, solicitation of bids, the conducting of pre-bid conferences, and supervision of the bidding process, and contract with Subcontractors, all in consultation with CPS; .15 Have full budgetary responsibility for cost of building construction from the design phase through the establishment of the GMP on the Project; .16 Have full responsibility for contract administration and construction supervision services; .17 Assist CPS and the Design Team with all city and municipal submittals, attend all meetings, and participate in negotiations; .18 Responsibility for post-construction project completion and CPS employee assistance and training services; and .19 All other responsibilities as specified in the CMC Agreement necessary to the Project in accordance with the guidelines, standards and limitations contained in this bid. CONSTRUCTOR NOTICE is hereby given that the Columbus Public Schools (CPS) is accepting bids from qualified persons/firms to perform Construction Manager as Constructor (CMC) services in connection with proposed new Cassette House Program facility (Project) to be located on the high school campus in Columbus, Nebraska. Questions about or requests for clarification or interpretation of the IFB documents shall be made in writing to the CPS Director of Technology and Operations, Leonard Kwapnioski, by e-mail at kwapnioskil@discoverers.org, with carbon copy to daldridge@perrylawfirm.com, no later than the following date and time: January 11, 2023, at 2:00 p.m. Only such bids as have been received by the CPS administration office, at the address, time and date listed above, will be considered. Submitted bids will be immediately and simultaneously opened in the presence of those submitting bids, or their representatives, and the public. Following the opening of bids, the bids will be evaluated, interviews may be conducted, and the final contract awarded in accordance with Nebraska law and CPS policy and regulations. CPS reserves the right to reject any and all bids received that are not deemed to be in the best interests of CPS.
