Renovation of a residential development in Deland, Florida. Completed plans call for the renovation of a residential development.
The County of Volusia, Department of Community Services, Community Assistance is seeking a single, responsive and responsible Bidder for each of the six (6) groups of rehabilitation of residential houses located in the County. You are NOT required to bid ALL groups; you may bid one or more, in any combination of your choosing. To bid a group, ALL projects within said group MUST be bid on. The lowest responsive and responsible Bidder for each group of residential houses shall be responsible for all applicable permitting, labor, materials, equipment, tools, transportation, services, and incidentals necessary to complete all Work required by the specifications and as shown on the drawings. Provide color choices for body and trim selection by Owner form Contractor's locally available stock. All trim to be painted a second color. EXTERIOR DOORS Contractor shall remove and replace exterior doors at front entry and rear elevation. Contractor may re-use existing hardware. All doors to be installed per FL product approvals and local code requirements. Adjust storm door at front entry for smooth operation. WINDOWS Contractor shall remove and replace all windows with new insulated models installed per local code requirements for wind load and impact resistance based on applicability of installed shutter systems. Include removal of existing burglar bars, and re-installation is allowed by code and local jurisdiction. LANDSCAPING, GRADING & DRAINAGE Contractor shall trim all tree limbs and vegetation a minimum of 3 ft away form roof edges and dispose of all debris off site to a legal landfill. RANGES/OVENS/COOKTOPS Contractor shall replace existing range and vent hood with newer, more efficient model to match existing size and style from Contractor's locally available stock; install ant tip device on range over for safety as required by local codes and manufacturer specifications. BATHTUBS / SHOWERS Contractor shall remove existing bathtub and install new walk in shower to provide easier access for homeowner. New shower shall include relocating existing drain as necessary to provide required slope on shower floor; remove existing wall finishes and replace with new walk in shower enclosure; new water supply piping (shower wall only); shower valve and faucet with handheld shower spray arm; installation of necessary backing and ADA grab bar (minimum 2 locations) and other items as necessary to complete the project. Patch and repair of drywall on adjacent surfaces shall be included to accommodate installation. Contractor shall include replacement of deteriorated / damaged wall substrates as necessary with new materials; install water proofing substrate and new wall tile on 3 sides. HVAC SYSTEM Contractor shall furnish and install complete new HVAC system with 16 SEER heat pump; 5 KW electric heat strip; sized per Manual J load calcs. Include evaluation and repairs as necessary to supply distribution ducts; install new transfer ducts from each room to a central ceiling location for balanced air flow; clean and flush refrigerant lines &condensate drain lines; new ceiling grills; filter rack at bottom of air handler; new programmable thermostat and 5 extra filters. Include furnishing and installing exhaust fan / light at shower ceilings vented through roof or soffit vent. Cut and patch ceiling as necessary. ELECTRICAL SYSTEM Contractor shall replace electrical panel cover in master bedroom with new cover. Evaluate interior of service panel for all proper connections; verified/ replace HVAC breakers as necessary for new equipment; install new GFI / Arc Fault breakers as necessary at required locations. Contractor shall evaluate all wiring in attic space and repair as necessary; upgrade clothes dryer and range oven to 4 prong devices; replace smoke detectors with new hard wired, battery backup devices; evaluate entire electrical system and repair any item not previously identified to ensure system is in good working condition.
