Renovation of a municipal facility in Middletown, Ohio. Completed plans call for the renovation of a 5,239-square-foot municipal facility.

The City of Middletown is actively seeking proposals for a Contractor to supply and install a new roof on the building at 2 N. Main Street, Middletown OH 45042. The work includes, but is not limited to, removal and proper disposal of the existing roof; the proper installation of a new roof; and job site clean-up. The successful Contractor will be responsible for all work that is required to complete the job, whether written or not, to the satisfaction of the City of Middletown. The Contractor is to use common and accepted installation procedures throughout this project and receive approval from the City of Middletown for any deviation from this specification. A certified check on a solvent bank, drawn and made payable to the Treasurer of the City of Middletown, Ohio, or a bid bond by a surety company licensed to do business in Ohio, in a sum not less than ten percent (10%) of the total amount of the bid, as surety for the execution of the contract shall accompany each proposal. The checks of all bidders will be returned upon execution and securing of the contract. The successful bidder will be required to execute the contract and to provide a 100% performance bond within ten (10) days after the award of the contract. In case the bidder neglects to execute the contract, the check accompanying the proposal shall be forfeited to the City of Middletown, not as penalty, but as liquidated damages. For each calendar day that the Work remains uncompleted after the Completion Date, or after City approved extensions to the Completion Date, the City may deduct $500 each calendar day of overrun in time from any money due to the Contractor, not as penalty, but as liquidated damages. The right to reject any and all proposals is reserved by the City of Middletown. Informalities may be waived at the option of the City Council. Completion- 60 calendar days SOUTH WALL 2.1.1 Detach existing rubber roof to wall termination bar, approx. 120 LF. 2.1.2 Demo/Remove plaster board from wall to expose existing brick. 2.1.3 Demo/Remove metal flashing at wall simultaneously with plaster board. 2.1.4 Remove all loose brick, mortar and wall obstacles and prep for firring strips. 2.1.5 Fill all brick cavities and joints w/type N mortar as needed. 2.1.6 Install weather treated firring strips to brick. 2.1.7 Install Severe Weather Treated 5/8' plywood as instructed on total wall. 2.1.16 Demo/Remove plaster board from wall to expose existing brick. 2.1.17 Remove all loose brick, mortar and wall obstacles and prep for firring strips. 2.1.18 Fill all brick cavities and joints w/type N mortar as needed. 2.1.19 Install weather treated firring strips to brick. 2.1.20 Install Severe Weather Treated 5/8' plywood as instructed on total wall. NORTH WALL 2.1.21 Detach existing rubber roof to wall termination bar, approx. 190 LF. 2.1.22 Demo/Remove ceramic tile parapet cap approx. 80 LF. 2.1.23 Demo/Remove plaster board from wall to expose existing brick. 2.1.24 Remove all loose brick, mortar and wall obstacles and prep for firring strips. 2.1.25 Fill all brick cavities and joints with type N mortar as needed. 2.1.26 Install weather treated firring strips to brick. 2.1.27 Install Severe Weather Treated 5/8" plywood as instructed on total wall. 2.1.28 Cover existing windows with plywood, walk door access remains. 2.2 ROOFING PHASE: EXISTING DEMO/REROOFING 2.2.1 Remove existing roofing assemblies down to the concrete deck and dispose off site-existing saddles to remain. 2.2.2 Over the prepared deck install 6 Mil Poly air/barrier and seal seams in plastic as required- this will eliminate any moisture drive from soaked concrete from absorbing into new Polyiso insulation. 2.2.3 Over the prepared moisture barrier install new 2" Polyiso board insulation and fasten to concrete deck using CD-10 concrete fasteners and 3" round insulation plates. 2.2.4 Over the prepared insulation install a new 60 MIL FR EPDM Fully Adhered Roofing assembly and flashings. 2.2.5 Perimeter wall flashings will be fully covered with new EPDM utilizing EPDM based bonding adhesive.
