The proposed scope of work includes design, construction management, and construction services. Pre-Construction Phase services will include complete design services; constructability reviews; building systems review and recommendations; construction scheduling; cost estimating; value engineering; recommendations for efficient project delivery; and preparation of a Guaranteed Maximum Price (GMP). It is intended that, after mutual agreement on the GMP, the agreement will be amended to include complete Construction and Warranty Phase services. Project Goals and Objectives
The primary goal for updating the research environment is to open and modernize the
laboratory space in order to encourage interactive and collaborative opportunities. Another goal
is to increase shared lab support spaces.
Facility Programacility Program
In 2021, Sears Gerbo Architecture prepared a feasibility study for these proposed lab
renovations. A copy of the study is the final section of the Appendix in this RFQ. The proposed
program for the project covered by this RFQ would be the labs spaces on one side of the wing,
along with a center core of lab support spaces. Additional scope items could be included if the
project funding supports the costs.
