The Athens Economic Development Corporation (AEDC) is soliciting this Request for Proposals (RFP) for a Design-Build FIRM for the design and construction of a Spec Building to be located on 6.6 acres of property owned by the AEDC located on Industrial Drive (see Exhibit A) and/or a 6.4 acre lot located on FM 1616 (see Exhibit B). Scope includes the construction of a 25,000 square foot metal building for industrial, manufacturing or warehouse use. Any requests for interpretation, clarification, etc. must be submitted in writing to eborstad@athenstx.gov no later than Monday, October 16, 2023 at 4:00 p.m. or it will not be considered. Answers will be provided to all questions no later than Friday, October 20, 2023 at 4:00 p.m. The Bid Bond, cashier's check, certified check or other deposit designated to be made by the FIRM, which is to accompany the Proposal as a guaranty of good faith to enter into a written Contract. Payment Bond: A surety Bond in the amount of the Contract, solely for the protection of all claimants supplying labor and material in the prosecution of the Work provided for in the Contract. Performance Bond: A surety Bond in the amount of the Contract conditioned upon the faithful performance of the Work in accordance with the drawings and specifications. Said Bond is solely for the protection of the AEDC The estimated time of construction of the project is nine (9) months from the date of the executed contract. AEDC reserves the right to change the dates in the tentative schedule listed above upon notification through the amendment process in writing to all registered bidders.
