Renovation of an educational facility in Renton, Washington. Completed plans call for the renovation of a 327,500-square-foot educational facility.
Questions: Jesse Favia, jessef@formacc.com, 360-754-5788 Hazen High School is an approximately 327,500 sq. ft. building with a total of nine existing science classrooms in the school facility. Seven of the science classrooms, four on the first floor and three on the second floor, are in the northeast classroom wing constructed in 1967. The remaining two science classrooms are in a two-story classroom addition constructed in 2011. The northwest classroom wing is a one-story building consisting of Art, Career and Technical Education (CTE), and sports medicine programs. The northeast classroom wing is a two-story building consisting of administration offices, general classrooms, and science classrooms. The two classroom wings, gym, swimming pool, and commons are cast-in-place concrete, and masonry structural system constructed in 1967. The 2011 addition is a two-story structural steel building that connects the northeast and northwest classroom wings, gym, and commons. The auditorium next to the commons was constructed in 2000 which is a structural steel and CMU construction type. The project is anticipated to include the following scope: o Refresh of all interior spaces of the approximately 327,500 sq. ft. building, not including the natatorium or associated natatorium spaces. Refresh will include paint, flooring, casework, etc. o Modernization of nine existing science classrooms and associated spaces. Conversion of three existing general education classrooms to one new science classroom and one new general education classroom. o Seismic upgrades of the entire building, including the natatorium and associated natatorium spaces. o Replacement of existing roof system with new roof system meeting current energy code. o Addition of new secure entry vestibule at the main office entrance. Replacement of existing HVAC and steam heating systems with new building wide heating/cooling systems. o Conversion of existing domestic hot water system to a centralized distribution system. The currently estimated maximum allowable construction cost (MACC) is $ 54,000,000. The project will occur on an occupied high school campus and include the complexities of phased permits and construction. FORMA and RSD require a electrical partner that has experience and expertise in phased construction on an occupied site. The electrical contractor firm should also be knowledgeable and skilled at developing student/staff safety plans, working within existing structural, HVAC, and Electrical systems, and providing temporary provisions for continued operation of the building.
