Architectural and engineering services for the Monroe Facility Expansion including project programming, schematic design, design development, preparation of construction plans and specifications, and construction administration for the construction of a new maintenance building, demolition of an existing building, and site improvements at the Monroe County Road Commission's facility in Monroe Charter Township, Monroe County, Michigan. The Monroe Facility Expansion project will consist of the construction of a new maintenance building, demolition of an existing building, and site improvements at the Road Commission's Monroe facility located at 840 South Telegraph Road, Monroe, MI 48161, in Monroe Charter Township. The proposed maintenance building is intended to be a foot pre-engineered metal building (PEMB) with eve heights of approximately 20 feet. The building will be approximately 35,000 square feet and include a heated equipment storage garage, offices, locker rooms with wash and shower facilities, a training and break room, sign fabrication shop, drainage fabrication and storage shop, and accessory spaces. A leanto cold storage area of approximately 4,700 square feet divided into several bays with overhead service doors is also proposed on the west side of the building. A truck wash bay will also be included. The offices within the new maintenance building are intended to be constructed with load-bearing masonry walls, metal bar joist ceiling/floor assemblies, metal pan decking, and concrete floors. The stairs will be constructed of steel stringers, metal pans, and concrete stairs to access the mezzanine. The main structure will have trench drains down each side of the equipment bay and one down the center drive between the office structures. Exit doors shown in the schematic in the Conceptual Floor Plan in Appendix B will be included. The building will include all utilities and a fire suppression system. The mechanical systems will generally consist of radiant heat and ventilation within the equipment storage bay, with packaged unit heating and cooling in all other office and shop areas. Conduits and connections for phones, internet, and building security systems, including cameras and badge readers, will also be included with the design. The installation of the wiring and equipment for the phones, internet, and security system will be performed by the MCRC's consultant. The demolition work for this project consists of razing an existing 10,500 square-foot, single-story masonry sign fabrication shop and cold storage building. Demolition will occur after occupants and contents have been relocated to the new maintenance building. The demolition site will be converted into a paved circulation area and parking lot. Site improvements will include those required to comply with the guidelines of Monroe Charter Township and other reviewing agencies, including the Monroe County Drain Commission. The site improvements include, but are not limited to, utilities, stormwater management facilities, construction of a paved circulation area and parking, site lighting, and landscaping. The estimated total cost for the project, including all architectural services, civil design, demolition, new building construction, site work, furnishings, and construction administration, is $6.5 million to $8 million. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
