Circle Community LandTrust Inc., a non-profit housing provider with a scattered housing portfolio comprised of more than 550 single-family homes throughout the City of Toronto, invites bids for window and door replacements. .1 Daily removal from the site and legal disposal of existing materials (as required by the work) such as removed windows, caulking, sealants, flashings, windows, casings, etc. .2 The Contract includes all work indicated on the drawings and/or as specified herein, as well as making good of existing items affected by the work, wherever located. .3 Restoration of all affected areas and existing items in strict accordance with this specification and to the complete satisfaction of the Owner. .4 Provide all necessary materials and incidentals required to perform the work and make good all work affected by the construction for a complete job. .5 Become familiar with and confirm all conditions affecting the work before proceeding. .6 Remove and reinstall, as the work requires, all existing services affected by the work including, mechanical and electrical piping, wiring, doorbells, etc. .7 Removal of existing windows at all elevations including pre-existing frames. .8 Install new PVC windows complete with flexible membrane flashing, spray foam insulation, exterior flashings, interior trim, and all required accessories. .9 Replace as directed by the Consultant damaged sheathing, insulation, framing, and/or interior drywall. .10 Remove, store, reinstate and/or replace the existing siding materials from around the windows as required to perform the work. .11 Prime paint gypsum wall repairs and interior trim and sill extension at new windows. .12 Paint interior trim and sill extension with two (2) coats of trim paint. .13 Install new sealant at all specified interior and exterior joints. .14 The work shall not interfere with emergency access.
