The building, an 11 story apartment complex of 200 units and common areas, will remain mostly occupied during construction. The building will remain occupied during all power and domestic water interruptions, and apartment occupants will be relocated off-site by the Housing Authority on a phased schedule for the sanitary waste and vent work. The scope of work to be bid is primarily electrical and plumbing work. The electrical scope includes furnishing materials, labor and equipment for replacement of the existing 4000 amp electrical service entrance switchgear, construct a masonry enclosure around and above the existing pad mount transformer, and replace eight existing power distribution panels. The plumbing scope of work includes replacing all existing cast iron sanitary waste and vent piping above the first floor slab with new PVC piping, excluding a small amount of existing piping already replaced. Plumbing scope also includes replacing riser isolation and apartment isolation valves and adding riser drains.
