Renovation of a municipal facility in Gladstone, Manitoba. Completed plans call for the renovation of a municipal facility.

All labour, material, equipment, and reasonable incidentals for the complete office exterior renovation, including metal siding, permiter insulation and flashing,windows, door, and through wall air condtioner. Building dimensions (nominal): 20' * 26' * 8' ceiling, Contractor shall confirm all dimension prior to starting. Remove and dispose of existing siding, perimeter flashing and portion of skirting insulation (3 sides), windows (4), AC, and pedestrian door. Remove and salvage existing light fixture, and conduits on north end wall for reinstall. Excavate around perimeter of building (3 sides) for new 3" x 12" strips of rigid SM insulation (R15). Supply and install new 3" x 3" x 12" 24 ga galvanized Z-flashing. Windows (4 total) approx. 40" x 40" (1), 51" x 40 (1) & 40" x 25" (2) shall be awning style, triple pane, argon filled between glass panes, with single layer low E coating on glass. Exterior pane to be 5mm fully tempered glass. All frames to be white uPVC with 1½" PVC white brick mould and PVC jamb extensions. Interior casing of exterior windows shall be 2-1/4, painted white. Window Coverings (4) prefinished manual roller blinds with a sunscreen fabric with an openness factor of 2%, "Jackson Sunscreen 1100 Series JS1102 Heavy Cream" or approved equal. Supply and install 1 * 4 No. 2 or better SPF strapping at 2-0" o/c., and around all windows and door. Supply and install Tyvek air barrier, on top of strapping. Supply and install new metal siding 28 ga hi-tensile steel (Bone White) "Pro Rib", full length (splicing of panels is not permitted) c/w all necessary flashings: J-trim, base flashing, drip flashing, Outside corner, etc., and all other miscellaneous weather sealing materials used to protect against moisture penetration. Fasteners shall be 1/4" hex head, colour matched, cadmium plated complete with sealing washer having a bonded neoprene facing and shall be of type capable of maintaining a weather-tight installation. Panel fasteners shall be located in flat of the panel, min. 4 screws per row/per panel. 1/4" stich screws are to be located at panel overlap. Fasteners shall be fastened to wall girts, and be spaced at a maximum of 24 inches on centre in both directions. Seat fasteners using torque driver. Overtightened washers shall be replaced with new #10 shank screws and new washers. New AC Unit to be Friedrich Through wall air conditioner, 6000 Btu/h capacity, c/w metal sleeve. Frame existing opening to suite. Insulate around framed opening and ac unit with 2-Component Closed cell foam Spray Foam insulation. Door frame shall be 16 Ga. Knock down, adjustable throat to suite wall thickness, complete with stops, moulds, insulation, drilled and tapped to receive hardware. Interior core of exterior door frame shall be filled with insulation. Door shall be hollow metal flush type 18 Ga, insulated to a minimum R value of RSI 2.2 (R12). Nominal door opening size shall be 36" x 80" x 1%" thick. LHR, Provide and install the following or approved equal: (1) LS18-86A 3' * 6' -8^ prime prime insulated door, (3) Butts-FBB 179 * 4 1/2 * 4 1 US26D NRP, Mortise Lock - Schlage L9456L x 038 x 626, Closer-4040XP, LCN, Kick Plates (2)-K10A-10" x 34" C32D, Threshold - CT11 x 36", KN Crowder, Weatherstrip-W29, KN Crowder, Steel astragal - 3/16" steel plate offset astragal full length, plug welded, (2) Door Sweeps-(1) W * 245 * 36 (1) W * 135 * 36 interior & exterior), KN Crowder, window to be 5" x 24" dual margard lexan.
