The Town of Swansea seeks bids from qualified vendors for the demolition and hazardous materials abatement of a structure at 90 Milford Road, Swansea, MA, known as the Preserved Gardner House. Some asbestos containing materials (ACM) and other hazardous materials have been identified and must be removed prior to demolition and disposed of in accordance with state and federal law. 50% payment bond The Town may cancel this IFB or reject in whole or in part any and all bids if cancellation or rejection is in the best interest of the Town. Bid award will go to lowest responsive and responsible bidder. Demolition, grading and removal of materials for the Preserved Gardner House, 90 Milford Road. Some hazardous materials abatement. Questions concerning this IFB must be submitted by email to procurement@swanseama.gov All questions/inquiries must be received by 12:00 p.m. on Friday, August 30, 2024 Scope of Services The Town of Swansea is soliciting bids from qualified companies for the demolition and asbestos containing materials abatement of a single structure at 90 Milford Road. The selected company will be responsible to provide all materials, labor, equipment, and resources necessary to properly demolish, remove and properly dispose of the designated hazardous building materials located as identified in the Hazardous Materials Report included herein and to perform decontamination work as required for the following scope of services: A. The subject building to be demolished is a 2.5-story, 2,878-square foot wood frame residential house built in the 1820s with a pitched asphalt shingled roof. The Subject Property was formerly used as a children's recreational center and has not been occupied in several decades. The house has since fallen into heavy disrepair from water and mold damage. The house consists of a basement, two floors and an attic above. The first floor consists of both a front and rear entrance, two living rooms, a dining room, a central room, a men's and women's bathroom, an extra room to the southwest, and a recreational room. While the second floor contains a central room, three bedrooms, a kitchen, an office, a storage room, a front room and a bathroom. The attic is located above the second floor. The recreational room could be visually assessed from the entrance to the room, but could not be entered because of a compromised floor. A crawlspace area appeared to exist under this room, but was not accessible from the basement nor from the exterior
