Design plans call for the demolition of a multi-residential development; for the construction of a three-story above grade, 240-unit multi-residential development; for site work for a 297-space sidewalk / parking lot; and for paving for a sidewalk / parking lot.
Possible Scopes: The two concepts presented for the site were: Ten, three-story buildings of apartments, ranging from one to three bedrooms and totaling 240 units, with 297 surface parking spaces or eight three- or four-story buildings of 216 apartments, 20 three-bedroom townhomes for sale. As of November 13, 2025, this project is in the design phase. Information regarding a construction schedule has not been established. Neither scenario mentioned any commercial space in redeveloping the Domes, which would be demolished. Jonathan Wright, the city's community and economic development director, said the area already has plenty of existing commercial sites. Consulting firm AECOM presented a variety of potential redevelopments for the Domes, ranging from apartments to townhomes, to the Auburn City Council on Monday. It was not clear if the apartments would be rented at market rates or with an affordability restriction. The latter category makes up half of all multifamily units in Auburn, and along with senior housing, accounts for all the new units built in Auburn or North Auburn since 2010. Either development scenario would cost about $110 million, according to the presentation. In either scenario, according to the presentation, current market conditions would allow a positive and marginally feasible result. Several factors, such as a 5% increase in construction costs, could make the project infeasible. "Right now they're feasible, and that's very exciting to me," Gerken said. c Placer County so far hasn't committed to timing for leaving the Domes property behind, so when the site would actually be redeveloped is unclear. There is also a possibility of the Domes being submitted for historic preservation status.
