CM/GC - Animal Shelter Renovation. Scope of Work The City of Henderson, Nevada, ("City") is soliciting responses from qualified construction managers/general contractors ("Proposer") for the performance of Construction Manager at Risk ("CMAR") services for the renovation of the existing City of Henderson Animal Care and Control Building ("Project"). The renovations include the addition of a new adoption center, quarantine area for dogs and cats, north and east kennel wing renovations, and the expansion of the existing medical area. Based on the limitations of the existing building the above referenced renovations could be achieved by the reorganization of the existing spaces or the addition of a new building on the site. The renovations to the existing kennel wings will include both additional kennel space and the replacement of the existing kennel units. The medical office expansion will include additional office spaces, and post-operation recovery space. Construction in identified office spaces shall improve inefficiencies and incorporate future staff needs and growth projections. The building is located at 300 E. Galleria Dr. Henderson, Nevada, 89011. Pre-construction services shall include active participation in the design process including constructability reviews; construction cost estimates at 30%, 60%, 90%, and 100%; system and unit price costing for subcategories of work; advice; project analysis and feedback regarding materials, methods, systems. Services also include schedule development, descriptions of long lead time items, analysis and expertise relating to labor and other conditions affecting construction and subcontractor selection for development and construction of the Project. CMAR to assist in all ways possible to achieve the project goals. At the completion of design, the CMAR shall follow Nevada Revised Statute (NRS) requirements for delivering a Guaranteed Maximum Price.
