The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. General: Replace all the existing elbows on the downspouts with hinged elbows and add 4’ tail pipes. Fasten with matching sheet metal screws 2 per connection. Check the wall straps making sure they are securely fastened to the building add any new straps or screws if needed. The front door needs adjusted to close properly with no friction and sealing tightly to the jamb. May need to trim the bottom of the wood door and replace the threshold with an aftermarket threshold. Install Foam weather strips around door jambs leaving the existing copper laps being used as a weather seal. Building permit required. Plumbing: Replace the galvanized water supply lines throughout the basement with new copper using lead free soldering . Relocate the washer supplies in the basement. Silcoks must both have shut offs close to the hose bibs on the interior. Add shut offs going to all the fixtures. Remove exiting bath tub and replace with a 5’ tub/shower. Use new Delta fixtures on the tub/shower until. Install ADA grab bars at the new unit, making sure wall backing is installed before drywall patches are installed. There appears to be leaks in the shower drain currently no structural damage appears present the leaks are around the cast stack. Replace the existing shower door with a new like kind. Plumbing permit required. Electrical: Replace Front exterior lights with modern exterior Led fixtures. A total of 5. Replace all the receptacles throughout the house from the 2 prongs to GFCI’s. Note there is a few switched receptacle’s in the Livingroom currently. Looking for suggestion’s on how to address those receptacle’s due to switch tripping GFCI’s. Replace kitchen light fixture. Add a bath fan/light combo and switch. No GFCI in the kitchen so those will need updated. Basement wiring needs cleaned up. Washer and dryer need some attention. The homeowner has drop cords from ceiling receptacle’s to those appliances. Install 4 keyless lights on one single pull switch at the stairwell. Electrical permit required. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
