Renovation of a municipal facility in Lansing, Michigan. Completed plans call for the renovation of a 30,000-square-foot municipal facility.
Elliott-Larsen Building 6th Floor Renovation PROJECT NAME AND LOCATION Department of Labor and Economic Opportunity (LEO) Elliott-Larsen Building 6 th Floor 300 S. Walnut St. Lansing, MI 48933 Architectural, HVAC, Plumbing and Electrical work for office renovations and coordination with owner's furniture and wall panel systems on the 6 th floor for the Elliott-Larsen Building in Lansing Michigan for the Department of Labor and Economic Opportunity (LEO). Construction documents have been developed by Hobbs+Black Architects and their consultants. The current floor area is approximately 30,000 sf of unoccupied office space. LEO has identified the north section (approx. 15,000 sf) of the floor area as a priority for completion and occupancy as part of Phase One. The intent is to have Phase One complete by January 15 th , 2025. The General Contractor should use this request in their approach to their bid response 5% BID SECURITY REQUIRED .ALL questions should be emailed to George Ananich, AIA at ananichg@michigan.gov no later than 2:00 p.m., Eastern on 10/17/2024. The Work, LEO-Elliott-Larsen Building 6th Floor Renovations, File No. 186/24298.GSA includes, but is not necessarily limited to Architectural, HVAC, Plumbing and Electrical work for office renovations and coordination with owner's furniture and wall panel systems on the 6th floor for the Elliott-Larsen Building in Lansing Michigan for the Department of Labor and Economic Opportunity (LEO). Construction documents have been developed by Hobbs+Black Architects and their consultants. The current floor area is approximately 30,000 sf of unoccupied office space. LEO has identified the north section (approx. 15,000 sf) of the floor area as a priority for completion and occupancy as part of Phase One. The intent is to have Phase One complete by January 15th, 2025. The General Contractor should use this request in their approach to their bid response. The bid documents are prepared to allow for two (2) construction phases, the north section as Phase One, and the south section as Phase Two, all under one construction contract. Phases should run successively. Building permit shall be obtained thru LARA. Construction shall integrate with the installation of 17 new Haworth "Enclose" office partitions and workstations provided and installed by the State of Michigan and DBI, Inc. of Lansing. The General Contractor shall work to coordinate installation of furniture with new infrastructure design in the construction Documents. Work will include, but not limited to, creating some hard separation walls, code and barrier-free/ADA compliance, new ceiling pads (maintaining existing grid) and lights throughout the floor, adjustment and modifications to the HVAC system, general power for office spaces and power connections to systems furniture, data infrastructure, and interior finishes selections. Office carpet to be provided and installed by the State of Michigan. The site is located at 300 S. Walnut St, Lansing, MI, as shown on the Drawings.
