The owner has determined a prequalified list of construction managers. Construction Manager at Risk (CMAR) - Carson City School District Remodel Bathrooms and Office Suite at Carson Middle School Project Carson City School District (CCSD), Carson City, Nevada is looking for qualified contractors to contract with CCSD as a Construction Manager at Risk (CMAR) to manage and oversee construction of Remodel Bathrooms and Office Suite at Carson Middle School Project (PWP# CC-2025-013). Per the requirements of Nevada Revised Statute (NRS) 338, CCSD will be accepting proposals from interested firms in response to this Request for Proposal (RFP) and subsequently interviewing selected finalists. The selected firms for this project will be expected to enter into a pre-construction agreement in accordance with the RFP and NRS 338 to provide input on this project related to budgets, scheduling, constructability and other pre-construction services. After pre-construction services, CCSD and selected CMAR firms will finalize negotiations for the Guaranteed Maximum Price (GMP) Construction Contract as defined in NRS 338 and further in the RFP. Firms interested in submitting a proposal in response to this RFP must meet the requirements of NRS 338 as it relates to eligible CMAR firm, which include, but are not limited to, the following requirements: be licensed as a contractor with appropriate license limit and class; be qualified to bid on Public Works Projects (pursuant to NRS 338.1379); have adequate license limit, bonding limit and levels of insurance (defined in RFP) to cover the total construction budget. A general description of the project is as follows: Carson Middle School: This project consists of the demolition and construction of the existing restrooms from a gendered type layout into a general use type layout at Carson Middle School, located at 1140 West King Street, Carson City, Nevada. There are six restrooms located throughout the one level existing middle school. There will also be a conversion of one (1) classroom into an Office Suite with three (3) offices and conference room. Moderate remodeling will occur of space adjacent to the office and restrooms, consisting of wall and ceiling finishes. Materials, finishes, HVAC, plumbing, lighting and electrical systems will be determined during the Design Phase of the project. Construction logistics will play a key part of the delivery. The majority of the work is to be done during the summer, with minor finishing completed while school is in session. Construction budget is $4,000,000.00 Pre bid meeting info : All interested CMAR applicants are required to attend and sign-in. We will discuss the project in further detail, the submittal requirements, the RFP evaluation process and the subsequent evaluation/interview process that will be used to select the successful CMAR firms (NRS 338.1693). CCSD will address the anticipated milestones of the selection, design and construction process.
